Commercial Irrigation Audits
An irrigation audit tells you what your system is actually doing, not what the controller says it is doing. Many commercial systems were designed for a different landscape, have been patched for years, and run on schedules nobody has reviewed in a long time. The result is water running onto sidewalks, zones that never shut off, dry patches next to soggy ones, and water bills that keep climbing.
We audit irrigation systems for HOAs, commercial buildings, industrial sites, schools, and large residential properties across Los Angeles County. The audit gives you a clear picture of the system, zone by zone, and what to do about it.
What we test
- The timer. We check the controller’s programs, start times, run times, and sensors, and confirm each station actually turns its zone on and off.
- Electrical components. We test the wiring, connections, and valve solenoids between the controller and the field, where many failures start.
- Valves. We check that each valve opens and closes fully, and look for valves that weep, stick, or leak at the manifold.
- Every zone, running. We run each zone and watch it for broken, tilted, sunken, or clogged heads, damaged drip lines, leaks, and spray hitting walls, windows, walkways, and parking areas.
What you get
A written, zone-by-zone audit report. For each zone it lists what we found and the repairs or modifications we suggest, from replacing a broken head to converting spray areas to drip. You can use it to approve work, plan a budget, or brief a board.
Monthly and quarterly audits
Irrigation systems change constantly. Mowers break heads, valves wear out, and schedules drift. We offer monthly and quarterly audits so problems are found and fixed early. Paired with our water management service, you also get monthly flow and system health reports.

Common questions
How long does an irrigation audit take?
It depends on the size of the property and the number of controllers and zones. A single building with one controller is usually part of a day. HOAs and campuses with several controllers take longer. We give you a time estimate when we schedule.
Do we need to be on site?
Someone needs to give us access to the controllers, valve boxes, and water meter, and unlock any gates or utility rooms. You do not need to walk the site with us, but we are happy to walk it with you or your property manager.
Will an audit find underground leaks?
An audit finds the signs of an underground leak, such as soggy ground, sinking soil, or a zone that loses pressure. Pinpointing the exact break sometimes takes a follow-up repair visit.
Can audits be done on a regular schedule?
Yes. We offer monthly and quarterly audits, so problems are caught early instead of showing up on the water bill.
